What Landlords Check Before Signing a Commercial Tenant

Before signing a commercial lease, most landlords check one thing in several ways: can this business carry the rent for the full term? Knowing what they look at helps you prepare a complete application the first time — and avoid delays or a quick no.

  • Business financials and track record: recent financial statements, tax returns, or bank records that show the business earns enough to cover rent and its other costs, with something left over.
  • Personal guarantees from the owners: for many small and newer businesses, landlords ask the owners to guarantee the lease personally, so the commitment does not rest on the business alone.
  • Rental history and references: where the business has rented before, whether rent was paid on time, and references a landlord can actually call.
  • Business plan and experience: what the business does, how long the owners have worked in the field, and a realistic plan for this location — especially for a first or new location.
  • Deposit and upfront rent: a security deposit, often plus first and last month’s rent paid in advance. A stronger upfront package can offset a shorter track record.

A new business with no track record is not automatically turned away. Owners who guarantee the lease personally, show cash reserves covering several months of rent and operating costs, and pay a larger deposit give a landlord something concrete to rely on. Even then, a landlord may still decline if the application does not show a demonstrated ability to carry the rent — the space, the size, or the term may simply need to be smaller to fit what the business can support today.

How to arrive prepared

Bring your financials, references, and business plan together before you apply, and be ready to discuss a guarantee and deposit openly. A complete package lets a landlord say yes faster — and lets you negotiate from a clearer position.
